TAX SALE. A sale of property after a period of non-payment of taxes.
TENANCY IN COMMON. Ownership by two or more persons who hold undivided interests without the right of survivorship; (if one dies, his share goes to his estate.)
TENANT AT SUFFERANCE A person who stays in possession of real estate after his lease has expired.
TENANT FOR YEARS. A leaseholder.
TENDER.An offer of money.
TENEMENT. The land plus everything of a permanent nature that may be owned.
TENURE IN LAND. The mode or manner by which a man has an estate in lands
TERRE TENANT. A land tenant.
TITLE. The instrument evidencing legal right of ownership by which the owner is in lawful possession of property and is able to assert and maintain possession thereon.
TITLE INSURANCE. Insurance written by a title company to protect a property owner against the loss of the title.
TOPOGRAPHY. The nature of the surface of land which may be level, rolling or mountainous.
TORRENS TITLE. A system of registering land titles provided by law, A certificate issued by the Registrar of Deeds.
TRUST. The legal ownership of property held by a trustee for the benefit of the equitable owner, the beneficiary.
TRUST DEED. A deed given by a borrower to a trustee to be held pending fulfillment of an obligation which ordinarily is the repayment of a loan to the beneficiary.
TRUSTOR. One who deeds his property to a trustee to be held as security until he has performed his obligation to a lender under the terms of a deed of trust.
